Selling Your Home During the Holiday Season

The holiday season can be a great time to sell a house.  November and December are actually when buyers are serious about buying a house because they may be extra motivated to buy a home if they have to move for a job or school, are military personnel, or are hoping to get tax benefits before the end of the year. A lot of businesses transfer people to other locations in January, so they will be extra motivated to find a home before the New Year. Prospective buyers will also have more vacation time when they can go to showings.

 

As a seller, you also have some advantages. Many people give up trying to sell a home during the holidays, so there will be less competition. During this time of year, you will not have as many showings, and the showings will most likely be with interested buyers.  Since it is the holiday season, there are some additional considerations that will help you to sell your home.

 

Create an Inviting Home: 

People want to picture themselves living in your house, so help them do that by creating an inviting home.

 

-Keep lots of lights on during afternoon or evening showings, and open up the shades or curtains for daytime showings.

 

-Bake holiday goods and serve them. Not only do they taste good, but they will make your house smell good as well. Pick one scent though. If you get a fresh tree, leave that as a main scent.

 

-Keep the heat up in the house and light a fire in the fireplace if you have one.

 

-Keep gifts tucked away until they are ready to be given. When you receive cards, tuck them away as well.

 

-Choose neutral decorations and keep them small. Only decorate in the main living areas and leave other parts of the house plain. Buy a home decorating magazine or visit model homes to see how they stage a home during the holidays.

 

Create Curb Appeal: 

You want people to visit your house to see if they want to buy it, not to see your lighting display, so here are a few tips for creating curb appeal during the Holiday season:

 

-Make sure snow is cleared away.

 

-Create basic lighting displays outside.

 

-Keep wet shoes and umbrellas tucked away in a laundry room.

 

-Since the daylight hours will be shorter each day, install coach lights and walkway lights so that prospective buyers can get to and from their cars easily.

 

Keep Your Schedule Open: 

If you can, try to keep the holiday season when you are trying to sell your house as easy going as possible. Try not to host too many parties that you will have to clean up after and try to delegate as much as possible. This will free you up to get your house ready and ease the extra stress of the season.

 

Market on the Internet: 

In inclement weather, people are less likely to venture out, so make sure that prospective buyers can still view your house. Before you decorate for the holidays, take photos and a walk through video of your house. These can be posted online so that prospective buyers can take a virtual tour.

 

Stay Flexible on Price: 

Serious buyers will be motivated to buy at this time of year, so you may get a better price on your house than you were expecting. However, it's also possible that you will have to respond to price pressures quickly in order to sell your home this holiday season.
