What’s the best way to impress your potential buyers and get them emotionally attached to your property for sale? Stage it. Staging is like advertising. You want to present your home in the very best possible light to attract the largest number of buyers. For example, a pink picket fence might definitely appeal to a small percentage of buyers. Most will not be impressed and may not even psychologically be able to wrap their minds around the simple can of white paint it would take to change it.
The idea of staging is to create a visual environment that will appeal to most. The more interest you generate, the more you are to sell the place. It’s the same basic concept that exists in a salesman’s handbook. You must generate as many leads as possible in order to make a sale.
Staging a home for sale is not difficult, but does take some objective thinking on your part. Your grandchildren are the most adorable creatures that ever graced the face of this earth. You’re sure of that. The cute kindergarten drawings on the fridge, though, may not necessarily impress anyone else and will give the impression of clutter.
Personal effects should be removed as much as is possible. Kitchen counters should be cleared off. Furniture should be sparse in each room in order to create the illusion of more spacious living. If you have a California King bed in one of the smaller bedrooms, exchange it for a twin or double to show how much space is possible.
In the living room, if there is an L-shaped sofa and two recliners, exchange them for just the sofa or a traditional smaller sofa and one recliner, again, giving the look of spaciousness. Remove most everything else from the room.
If you are living in the house while trying to sell it, this becomes more of a challenge. If you aren’t living in the home, just take out as much stuff as possible and place it temporarily in storage or sell it if you don’t need it. Real estate agents have become more aware of the need to stage a home for the best chance of a quick sale.
