Don’t give up on overpriced listings

In most cases, when a house does not sell, something will definitely be wrong with it. Common reasons for this can be the condition of the house or its location. The price quoted by the seller also plays a big role in deciding the sale of the house. If you are interested in a house that has an overpriced listing, don’t hesitate to approach the seller with your price.

Overpriced houses often don’t sell because when it falls out of someone’s budget, they won’t bother making an offer on the house. Approaching the seller with a price lesser than the quoted amount can prove to be embarrassing for the buyer. Stick to your price and don’t hesitate to talk to the seller about why you won’t budge and increase the price. If the owner has previously turned down many offers which came with lesser money, don’t be de-motivated. Sometime, it is just a matter of right timing. Houses that have been on the market for a long time tend to depreciate in demand. The seller will be ready to sell it off for a reduced price at some time or the other. So, take a chance on it. You just might end up with your dream home within your set budget.

The best way to know if a house is overpriced is to find out the average days on market (DOM) for your neighborhood from your real estate agent. Then find information on houses that are in the market for more than the usual DOM. Your agent might have a detailed list of these houses. Don’t pass up the opportunity to quote your price on such houses because you might miss out on the chance to buy your dream home.
