As Home buyers in Virginia, we come across a lot more people than what you would think that are unhappy with their selling agent. If you don't want to pay high commissions, then we can help you, but if you are already contracted with an agent, we would have to wait until your listing expires, then contact us. When you are selling a house, if you are unhappy with your agent, then your whole house selling experience will be unpleasant.
When choosing an agent, (if that is the way you are going to go), you need pick an agent with a positive attitude who can understand you needs and provide houses that fulfill those needs and requirements. The best course of action you can take in a situation like this is to fire the agent before you waste too much time and effort in vain. The same applies to agents who have clients who are constantly unhappy and overtly demanding.
The most sure shot way of knowing that an agent-client relationship is not working is when they end up arguing a lot. It is one thing to disagree on certain matters, but if it leads to constant argument between the two, it might be time to call it quits. An agent and client should maintain a respectful relationship and any indication that might disturb that peace has to be handled with care. Anyone calling the other foul names and snapping is not acceptable. It is understandable if one of the parties is having a rough day. A one off situation when this happens can be excused but if it continues to happen, then it might be in everyone's best interest to end the relationship.
As a client you need to make sure that your agents understands your needs and requirements and shows you houses that can fulfill them. Now suppose you own two cars and want a house that has a garage that can fit in both your cars. You have repeatedly told your agent that this is a pre-requisite for your house but he continues to show you houses with no garage and tries to talk you into buying it. This shows that the agent is trying to change your mind about the garage but it still remains a necessity for you. You need to make your agent understand this and if he continues to show you houses with no garages, it might be time to let go of him and find a new agent. Any kind of requests that you make that are ignored repeatedly means your agent is not going to comply and is only wasting your time.
The same applies to agents as well. For example, if the market prices for homes go down and an agent calls the client and asks them to lower the price for their home. The client calls back after researching the net and refuses to lower the price because she thinks the price is still appropriate. In such a situation, no one will win because the agent cannot make the sale at that high price and will not get paid, and the client will obviously not benefit because the house is not being sold. In such a situation also, it is best for the agent to talk to the client and ask her to find another agent who might be able to help her better.
